Prepare your house for sale or lease

HOW TO SELL / RENT YOUR PROPERTY FAST.

The property market in Singapore is going to face some strong headwinds. As a Landlord/Owner, you have to find a way to make your property stand out from the rest.

KEEP IT CLEAN

Make sure it is kept generally clean before you welcome potential buyers to view it. Place vases of freshly cut flowers or decorate the dining table with a basket of fresh fruit. Appliances such as cooking hobs should look spick and span. If you are prospect tenant viewing, consider changing toilet covers and washing the curtains

KEEP IT NEUTRAL

De-personalise by making it more neutral, transforming it into showroom condition, creating an aspirational lifestyle for potential buyers and tenants. That sculpture or ornament you deem as attractive, may actually be a turn off to someone viewing your property.

SHOW OFF ITS UNIQUENESS

Hidden storage areas and discreet details are a great way to showcase to prospect buyers/tenants the potential of the property.

DECLUTTER

Don’t be a hoarder. Clear out, donate un-used items, hold a garage sale, dispose of unwanted items. After all when you actually do move, you have to get rid of things anyway, so start early rather than later. Clutter makes it hard for prospective buyers to see the property for its potential.

USE SCENTS

If there are any inherent bad odour, fix it, instead of masking it by spraying room scents. Take it one step further by adding to a room's ambience through scents, using scented candles. Better yet, happen to be baking at that time at let the smells waft through the air, brings back childhood memories.

PHOTOGRAPHY AND LIGHTING

With numerous property websites, thousands of houses and apartments have pictures on their listings. Stand out from the crowd with well-taken photos that highlight your property's potential, such as good natural light. Avoid photographing in poor lighting or uncomplimentary areas.

BRING OUT THE GOOD POINTS

If your balcony has an unblocked view of greenery or the city skylights, decorate the space so that it draws attention to it.

KNOW YOUR CUSTOMER

Also, ask your agent beforehand about the prospect tenant or buyer so you can try to customize the viewing to his lifestyle. For example, not everyone appreciates a viewing where all windows of the house are left wide open and bright sunlight shines into the property. You may want to highlight a space's good lighting but you might want to tone it down if the property is located close to a main road.

So there you have it, easy fixes to spruce up your property before viewings.
